Step by step process for buying your home:

1.Sign a buyers agreement with me that allows both of us to work together through the whole process from showing properties til closing the deal.

2. If you haven’t yet, now is the time to get pre-approved at the bank, if you plan on getting financing.

3.Lets work together on finding possibilities for your future property purchase. I will make appointments for both of us to see in person what’s right for you.

4.Once we find something, and go over the property disclosers together, it’s time to make an offer! I will help through all the price negotiations.

5.Once an offer has been accepted, there will be some earnest monies that is required, then we can discuss a possible home inspection.

6.Now we are at the stage where the banks get back involved. They will set up a home appraisal from a licensed appraiser. This will finalize you loan approval.

7.Next comes the title company. They will make sure your property is free and clear for you to rightfully own. Plus they will file papers for both parties at the courthouse.

8.Now that has come where it all comes together called “closing” day. I will be there for you to help explain any questions you may have before the property is officially yours.

What types of loans are available?

Conventional mortgages are the most common type of home loan and are not guaranteed by the government. Some conventional loans targeted at first-time buyers require as little as 3% down.

FHA loans are insured by the Federal Housing Administration and allow down payments as low as 3.5%.

USDA loans are guaranteed by the U.S. Department of Agriculture. They are for suburban and rural home buyers and usually require no down payment.

What are some other costs a buyer may occur?

Other than various bank fees, appraisal and home inspection there will Title Insurance. This protects against any future claims against or problems with the home’s title.
